People relocate to the Hattiesburg area for many reasons, but three of the most common are employment in healthcare, a position or academic program at The University of Southern Mississippi and an assignment connected to Camp Shelby.

Although these employers and institutions are all associated with Hattiesburg, they are located in different parts of the area. A home convenient to USM may create a different daily routine from one convenient to Forrest General Hospital, Merit Health Wesley or Camp Shelby.

Before choosing a neighborhood, buyers should compare commute routes, work schedules, housing options and the services they expect to use most often.

Why Hattiesburg Attracts Relocating Professionals

Hattiesburg serves as an employment, healthcare, education, military and commercial center for South Mississippi. It offers access to hospitals, medical offices, USM, Camp Shelby, restaurants, shopping, parks and community events while remaining connected to surrounding communities such as Petal, Oak Grove, Sumrall and Purvis.

Buyers can consider several different settings within a relatively compact region:

  • Historic homes near Downtown Hattiesburg

  • Established neighborhoods in Midtown

  • Apartments, townhomes and homes near USM

  • Residential areas near the central medical district

  • Newer subdivisions in West Hattiesburg and Oak Grove

Forrest General Hospital is located at 6051 US Highway 49 in central Hattiesburg. According to Forrest Health, the 547-bed hospital serves the Pine Belt and includes an American College of Surgeons-verified Level II Trauma Center.

Merit Health Wesley is located at 5001 Hardy Street in West Hattiesburg. The 211-bed hospital provides emergency, heart, maternity, orthopedic, rehabilitation, surgical and other medical services.

The area also contains Hattiesburg Clinic, specialty practices, rehabilitation providers, outpatient facilities and additional healthcare employers. Therefore, buyers should confirm the exact location where they will report to work instead of choosing a home based only on the employer’s general name.

Areas healthcare employees may consider

Central Hattiesburg and the medical district

Homes near central Hattiesburg can provide convenient access to Forrest General, Hattiesburg Clinic and related medical offices. Housing includes older homes, renovated properties, apartments and established residential streets.

Buyers considering an older home should investigate its roof, electrical system, plumbing, foundation, insurance requirements and previous improvements.

Midtown

Midtown sits between Downtown Hattiesburg and West Hattiesburg and provides access to Hardy Street, US Highway 49, USM and numerous medical facilities. The area includes established homes, renovated properties, apartments and newer mixed-use development.

Midtown may be worth considering when two household members work in different parts of Hattiesburg and want a relatively central location.

West Hattiesburg and Oak Grove

West Hattiesburg and the Oak Grove area are convenient to Merit Health Wesley, medical offices, restaurants and retail along the Hardy Street and Highway 98 corridors.

Housing ranges from established subdivisions to newer construction, townhomes and properties with larger lots. Some properties have a Hattiesburg mailing address but are located outside the Hattiesburg city limits, so buyers should verify jurisdiction, utilities and school assignment individually.

Petal

Petal sits across the Leaf River from Hattiesburg and offers another option for healthcare professionals who want to live outside the city while maintaining access to its hospitals and medical offices.

The actual commute can vary depending on the property’s location, the destination and bridge traffic. Buyers should test the route during the hours they expect to travel.

Moving to Hattiesburg for The University of Southern Mississippi

The University of Southern Mississippi’s Hattiesburg campus is located at 118 College Drive. Faculty, staff, graduate students and other university-affiliated buyers often begin their search near Midtown, but several surrounding areas may work depending on their priorities.

Midtown and areas near campus

Midtown provides some of the most direct access to USM. Housing may include cottages, traditional brick homes, apartments, townhomes and renovated older properties.

Living near campus can reduce driving time and place residents closer to restaurants, the Longleaf Trace and other Hattiesburg amenities. However, buyers should evaluate traffic, parking, property condition and activity associated with university events.

Downtown and central Hattiesburg

Downtown Hattiesburg offers historic architecture, restaurants, community events, local businesses and access to cultural attractions. Its housing stock differs significantly from suburban subdivisions and may include historic homes, lofts and renovated properties.

Buyers interested in historic property should determine whether the home is located within a locally regulated historic district and what approval may be required for exterior alterations.

West Hattiesburg and Oak Grove

Some USM employees choose West Hattiesburg or Oak Grove for newer housing, subdivisions, additional retail access or different lot options. The tradeoff may be a longer drive to campus, particularly during busy periods along Hardy Street.

Petal

Petal can also work for university employees who prefer a separate small-town setting while staying connected to Hattiesburg. Routes may involve the Evelyn Gandy Parkway, Highway 11 or other streets depending on the home and campus destination.

Before selecting a property, drive the complete route to the building or parking area you will use—not simply to the edge of campus.

Moving to the Area for Camp Shelby

Camp Shelby Joint Forces Training Center is located south of Hattiesburg. The Mississippi National Guard reports that the installation encompasses more than 134,000 acres and hosts National Guard and Reserve personnel from across the country.

A military relocation may involve temporary training, an extended assignment, civilian employment, contract work or a permanent move. Those circumstances can affect whether purchasing, renting or choosing a property with future resale or rental potential makes the most sense.

South Hattiesburg

Living in southern Hattiesburg may reduce the distance to Camp Shelby while preserving access to the city’s hospitals, restaurants and shopping.

The exact route matters. A house described as being in “Hattiesburg” can be located in several different directions from Camp Shelby.

Purvis and southern Lamar County

Purvis and surrounding parts of Lamar County may appeal to buyers seeking a smaller community, rural surroundings or acreage while remaining within reach of Camp Shelby and Hattiesburg.

Buyers should verify road conditions, internet service, water source, wastewater requirements and the drive to everyday services.

Petal and eastern Forrest County

Petal and nearby rural areas can provide access to Hattiesburg and routes leading south toward Camp Shelby. Commute suitability depends heavily on the property’s exact location, so test the drive rather than relying only on map estimates.

Oak Grove and West Hattiesburg

Oak Grove and West Hattiesburg offer access to shopping, restaurants and a variety of housing options. They may create a longer commute to Camp Shelby than southern Hattiesburg or Purvis, but they can be practical when another household member works near USM, Merit Health Wesley or West Hattiesburg.

Compare the Commute at the Correct Time

An online estimate may not reflect the conditions you will experience during a hospital shift change, university event, school traffic or military training period.

Before making an offer:

  1. Drive from the property to the exact workplace.

  2. Test the route near the expected departure time.

  3. Identify an alternate route.

  4. Check the drive home after the anticipated shift.

  5. Include the time needed to reach the correct entrance, parking area or building.

  6. Ask whether construction or recurring events affect the route.

For hospital employees working nights or rotating shifts, lighting, parking access and late-night services may also matter. Military personnel should confirm which Camp Shelby gate they are authorized or expected to use.

Decide Whether You Need Short-Term or Long-Term Housing

A buyer relocating for a permanent position may evaluate a property differently from someone coming for a residency, university program, temporary contract or military assignment.

Mailing addresses do not always establish city limits, county jurisdiction or school assignment.

A Hattiesburg address may be associated with Hattiesburg Public School District, Lamar County School District or another jurisdiction depending on the property. Petal-area buyers should verify whether the property is within the Petal School District.

When school assignment matters, contact the appropriate district directly before purchasing.

  • Water and sewer provider

  • Garbage collection

  • Fire district

  • Internet service
