When buyers begin searching for a home near Hattiesburg, two communities frequently rise to the top of their lists: Petal and Oak Grove.

When my clients ask whether Petal or Oak Grove is the better place to live, I explain that neither community is automatically better for everyone. Petal and Oak Grove are both convenient to Hattiesburg, but they offer noticeably different homebuying experiences. Here is how I help my clients compare them.

Where Are Petal and Oak Grove?

Petal is an incorporated city in Forrest County. It sits directly across the Leaf River from Hattiesburg and has its own municipal government, city services, parks and public-school district.

Oak Grove is an unincorporated community in Lamar County immediately west of Hattiesburg. Many Oak Grove properties use a Hattiesburg mailing address even though they are outside the City of Hattiesburg.

This distinction is important.

The mailing address shown on a real-estate listing does not always establish the county, municipality, school district or taxing district. When I help someone compare Petal and Oak Grove homes, I verify the individual property rather than relying solely on the city printed in the address.

Petal may fit your lifestyle if you want:

• An incorporated small-city setting

• Convenient access to Downtown Hattiesburg

• Petal School District eligibility for a verified address

• Community parks, recreation and local events

• A suburban setting west of Hattiesburg

• Lamar County School District eligibility for a verified address

• Access to other Lamar County communities

These are general descriptions. Petal and Oak Grove both contain a wide range of homes, neighborhoods, lot sizes and surroundings. The individual property will always matter more than the community name alone.

What Is It Like to Live in Petal, Mississippi?

Petal is commonly known as the Friendly City. It offers a smaller-community atmosphere while remaining only a short drive across the river from Hattiesburg.

My family and I chose to make Petal home more than a decade ago, and the school district was an important part of our decision. Since then, I have watched Petal grow while retaining the local identity that first attracted us.

Depending on the property and traffic, Petal residents can reach Downtown Hattiesburg, Forrest General Hospital, restaurants, shopping, festivals and other central Hattiesburg destinations relatively quickly.

Petal also has its own recreation programs and public parks. Petal River Park offers approximately 70 acres with walking trails, mountain-biking trails, picnic areas and open fields. Robert E. Russell Sports Complex and Friendly Park include ballfields, a playground, splash pad, walking track, skate park and other recreational amenities.

Buyers can review current facilities and programs through the City of Petal Parks and Recreation Department.

What Types of Homes Can You Find in Petal?

Petal offers more variety than many relocating buyers initially expect.

Depending on your location and price range, you may find:

• Traditional subdivision homes

• Brick ranch-style properties

• Newer construction

• Homes on larger lots

• Rural properties and acreage

• Homes with workshops, ponds or outbuildings

• Properties close to schools and city services

• Homes farther from the city center with additional privacy

Trailwood, Trailwood West and Castlewoods are among the names buyers may encounter when searching for established residential areas closer to the center of Petal. Briarwood, Longleaf and Sunrise offer other combinations of home styles, lot sizes and surroundings.

I use these neighborhood names as starting points—not as substitutes for evaluating the individual property.

Even homes within the same Petal subdivision can differ in age, maintenance, restrictions, drainage, traffic patterns and proximity to amenities. I encourage buyers to visit the street at different times, review the property records and investigate the details that matter to their purchase.

What Is It Like to Live in Oak Grove, Mississippi?

Oak Grove is located west of Hattiesburg in Lamar County. It is closely connected to West Hattiesburg’s shopping, restaurants, healthcare facilities and employment centers.

Because Oak Grove is unincorporated, it does not operate as a separate city in the same way Petal does. However, it has a strong community identity and remains one of the Pine Belt’s most recognized residential areas.

Oak Grove contains established subdivisions, newer developments, commercial corridors and rural properties. Homes may be located near Old Highway 11, Oak Grove Road, Highway 98 or farther into Lamar County.

When I show Oak Grove properties to someone relocating to South Mississippi, one of the first things I clarify is the address. A property can display Hattiesburg as its mailing city while being located in Lamar County and associated with Oak Grove schools.

The parcel information and confirmed school assignment are more reliable than the mailing label.

What Types of Homes Can You Find in Oak Grove?

Oak Grove and the surrounding West Hattiesburg area may offer:

• Established subdivision homes

• New-construction communities

• Custom-built properties

• Neighborhoods with shared amenities

• Homes on larger lots

• Gated developments

• Rural or semi-rural acreage

• Homes convenient to Highway 98 and West Hattiesburg

Some Oak Grove developments have smaller lots and neighborhood amenities. Other properties offer mature trees, additional privacy or more acreage.

If you are considering an Oak Grove subdivision, I recommend reviewing the homeowners-association dues, covenants, architectural restrictions and plans for undeveloped lots. Utilities, road maintenance and drainage arrangements can also differ between neighborhoods.

How Do Petal and Oak Grove Schools Compare?

Petal properties may qualify for the Petal School District. Oak Grove properties may qualify for schools within the Lamar County School District.

The Petal School District reported an 11th consecutive overall A rating following Mississippi’s 2025 accountability results. Lamar County Schools also identifies itself as an A-rated district and includes Oak Grove schools among its campuses.

Public ratings can provide useful information, but no single score describes every student’s experience. Families may also want to research:

• Academic programs

• Student achievement and growth

• Graduation information

• Advanced coursework

• Career and technical programs

• Special-education services

• Athletics and extracurricular activities

• Transportation

• Registration requirements

• Programs important to the individual student

Most importantly, buyers must verify school eligibility for the specific address.

A Petal mailing address does not automatically guarantee Petal School District eligibility. A Hattiesburg mailing address does not mean a property is necessarily located within the City of Hattiesburg or Forrest County.

Parents and guardians should confirm attendance information directly through the Petal School District or Lamar County Schools.

Which Community Provides the Better Commute?

The better commute depends on the location of the property and where you need to go.

Petal may be convenient for:

• Downtown Hattiesburg

• Forrest General Hospital

• East Hattiesburg

• Evelyn Gandy Parkway

• Interstate 59 from the eastern side

• Laurel and communities northeast of Hattiesburg

Oak Grove may be convenient for:

• West Hattiesburg

• Highway 98 businesses

• Southern Miss and Midtown Hattiesburg

• Lamar County destinations

• Sumrall and Columbia-area travel

• Interstate 59 from western Hattiesburg routes

These are general patterns, not guaranteed commute times.

A rural Petal property may require a longer drive than a Petal home near the bridge into Hattiesburg. Likewise, one Oak Grove property may be several miles farther west than another home that is also marketed as Oak Grove.

School traffic, road construction and normal peak-hour congestion can also change the experience.

When commute time is important to one of my clients, I recommend driving from the specific property to the workplace during the actual morning or afternoon travel period.

How Do Home Prices Compare?

There is no single price that accurately represents Petal or Oak Grove.

Both communities offer homes across multiple price ranges. The value of an individual property can be influenced by:

• Location

• Age and condition

• Square footage

• Lot size or acreage

• Renovations

• New construction

• Subdivision amenities

• Private restrictions

• Homeowners-association dues

• Current inventory

• Buyer demand

• Outbuildings, pools or ponds

Instead of asking whether Petal or Oak Grove is always less expensive, I recommend comparing similar homes.

For example, compare a newer three-bedroom home in a Petal subdivision with a similar Oak Grove property—not a small older Petal house with a new custom Oak Grove home on several acres.

When I work with a buyer, I prepare a current comparison using available listings and relevant recent sales. That provides more meaningful information than a broad online average covering every type of property.

Are Property Taxes Different in Petal and Oak Grove?

They can be.

Petal is an incorporated city in Forrest County. Oak Grove is an unincorporated community in Lamar County.

A property-tax bill may reflect:

• The county

• The municipality, when applicable

• School-related levies

• Other taxing districts

• The assessed value

• The property’s classification

• Homestead or other exemptions

Two homes with similar purchase prices may have different tax bills.

The seller’s current bill may not represent what a new owner will pay, especially when the seller has a homestead, age-related or disability-related exemption that will not automatically transfer.

When I help buyers compare Petal and Oak Grove, I review the available parcel records and encourage them to confirm the property with the appropriate county tax office. I also recommend asking the lender to use a realistic tax figure when estimating the monthly mortgage payment.

Which Community Offers More Land?

Buyers can find acreage in both Petal and Lamar County, but the availability changes with the market.

Outside Petal’s more concentrated neighborhoods, buyers may find homes with workshops, ponds, timber or open land. Properties north or east of central Petal may offer a more rural setting while retaining access to the city.

Oak Grove also includes homes on larger lots and nearby acreage, particularly as buyers move away from West Hattiesburg’s commercial corridors into other portions of Lamar County.

Before buying acreage in either location, I encourage buyers to investigate:

• Boundary surveys

• Legal access

• Utility availability

• Septic suitability

• Flood zones and drainage

• Wetlands

• Timber rights

• Mineral reservations

• Private restrictions

• Road maintenance

• Internet availability

• Whether the intended building site is usable

The advertised acreage does not tell you how much of the land will work for your intended purpose.

What Should Buyers Know About Utilities?

Utilities can vary within both Petal and Oak Grove.

A property may have:

• Municipal water and sewer

• Community water with an onsite wastewater system

• A private well

• A conventional septic system

• An advanced wastewater-treatment system

• A publicly maintained road

• A privately maintained street or shared driveway

Internet availability can also change from one road to another, particularly on rural properties.

I encourage buyers to verify every important utility for the exact address. Do not assume that service provided to a nearby home will automatically be available to the property you are purchasing.

Is Petal or Oak Grove Better for New Construction?

New construction may be available in both Petal and Oak Grove, but the options depend on current inventory, available lots and your preferred type of community.

Some buyers want a new home in a neighborhood with consistent architectural standards and restrictions. Others want enough land to build a custom house, workshop or additional structure.

Before purchasing a new home or building lot, verify:

• Builder warranties

• Allowances and upgrade costs

• Estimated completion dates

• Subdivision restrictions

• Homeowners-association dues

• Drainage and grading

• Utility connections

• Septic approval

• Flood information

• Expected property taxes

Is Petal or Oak Grove Better for Healthcare, USM or Camp Shelby?

If you are relocating for a particular employer, compare the actual route from each property.

Petal may provide convenient access to Downtown Hattiesburg, Forrest General Hospital and the eastern side of the city.

Oak Grove may provide convenient access to West Hattiesburg, Midtown, Southern Miss and professional or healthcare offices near Highway 98.

Camp Shelby is located south of Hattiesburg, so commute time depends heavily on which side of Petal or Oak Grove the property is located.
