If you are moving to the Hattiesburg area, there is a good chance someone has already suggested that you look at both Petal and Oak Grove.

These are two of the most frequently compared communities in South Mississippi. Both provide access to Hattiesburg’s employment, healthcare, universities, shopping and entertainment. Both offer established neighborhoods, newer construction and properties with acreage. Both are also associated with highly recognized public schools.

But Petal and Oak Grove are not interchangeable.

Petal is an incorporated city located east of Hattiesburg in Forrest County. Oak Grove is an unincorporated community west of Hattiesburg in Lamar County, and most properties use a Hattiesburg mailing address.

Where you work, how much land you want, the type of neighborhood you prefer and which side of Hattiesburg you visit most often may matter just as much as the house itself.

I have helped buyers and sellers on both sides of Hattiesburg, and my family has lived in Petal for more than a decade. Here is a practical comparison to help you determine which area deserves a closer look.

• Turtle Creek-area shopping
• Columbia and western Lamar County

Neither location is universally more convenient. The answer depends on your workplace, school destination, shopping habits and the specific property.

Before buying, test the commute from the house during the time of day you would normally travel.

Petal School District vs. Oak Grove Schools

Schools are a major part of this comparison, but buyers should review official information rather than relying on reputation alone.

Petal School District

Petal operates its own municipal school district with five campuses serving students from prekindergarten through 12th grade:

• Petal Primary School
• Petal Elementary School
• Petal Upper Elementary School
• Petal Middle School
• Petal High School

According to the Petal School District, it serves more than 4,200 students, consistently receives an “A” rating through Mississippi’s accountability system and reports a graduation rate among the highest in the state.

The district also offers athletics, fine arts, advanced courses, dual-credit opportunities, JROTC and numerous student activities.

Oak Grove Schools

Oak Grove schools are part of the larger Lamar County School District, which serves multiple communities throughout Lamar County.

Oak Grove-area campuses include schools such as Oak Grove Elementary, Oak Grove Middle and Oak Grove High School. Depending on the property and current attendance boundaries, younger students may attend another Lamar County elementary campus serving the Oak Grove area.

Oak Grove High School offers athletics, fine arts, Advanced Placement and dual-credit courses, clubs and career-readiness opportunities. Oak Grove Middle School reports that it serves approximately 1,200 students and has received National Blue Ribbon recognition.

Always verify the property

A Petal mailing address does not automatically guarantee attendance in the Petal School District. Likewise, a Hattiesburg or 39402 address does not automatically mean a property is assigned to Oak Grove schools.

Attendance boundaries can be very specific and may change. Before purchasing, verify the exact property directly with the appropriate school district.

School ratings, programs and boundaries also change over time. Buyers should review the latest information through each district and the Mississippi Succeeds Report Card.

Comparing the Housing

Both communities offer variety, but their housing patterns are not identical.

Some Oak Grove properties feel distinctly suburban, while others provide a semi-rural setting with more space. The western Hattiesburg and Oak Grove area has experienced considerable residential and commercial development, so buyers can find both mature neighborhoods and active new-construction areas.

Which Area Offers More Acreage?

Buyers can find acreage in both Petal and Oak Grove, but availability and pricing depend on location, utilities, access and development pressure.

Petal often attracts buyers searching for:

• Land within or near the Petal School District

Oak Grove and western Lamar County may offer:

The amount of acreage listed is only one part of its value. Usable land, road frontage, utilities and restrictions can make two similarly sized tracts very different.

Shopping, Dining and Everyday Convenience

Living in Petal

Petal has grocery stores, restaurants, pharmacies, schools, churches and local service businesses. Residents commonly travel into Hattiesburg for additional shopping, specialty healthcare, entertainment and dining.

Petal also maintains public recreation facilities, including Friendly Park and Petal River Park. Available amenities include ball fields, walking areas, a splash pad, playgrounds, a skate park, nature trails and mountain-biking trails.

Community life often centers around schools, churches, youth athletics, seasonal events and locally owned businesses.

Living in Oak Grove

Oak Grove’s location places residents near the Highway 98 and West Hattiesburg commercial corridors. Depending on the property, shopping centers, restaurants, grocery stores, medical offices and other services may be nearby.

Oak Grove is also convenient to many West Hattiesburg destinations and provides relatively direct access to Midtown and USM from certain areas.

Because Oak Grove is spread across a substantial area, convenience varies. A house near Highway 98 can provide a different lifestyle and commute from one farther west or south in Lamar County.

Parks and Recreation

Petal provides recreation through its city parks and recreation department. Its facilities include organized youth sports, ball fields, walking tracks, a splash pad, playgrounds and Petal River Park.

Oak Grove residents have access to Lamar County facilities and community resources, as well as private neighborhood amenities where offered. Some subdivisions may include pools, lakes, walking areas or other shared amenities, but these can involve homeowners-association fees and specific covenants.

Buyers should consider whether they prefer public city recreation, neighborhood amenities or a private property large enough to create their own outdoor space.

Property Taxes and Public Services

Taxes should be compared using the actual property, not broad assumptions about Forrest County and Lamar County.

Petal

A property inside Petal may be subject to applicable city, county and school taxes. City residents may receive municipal services and are subject to Petal ordinances and permitting requirements.

Oak Grove

Because Oak Grove is generally unincorporated, properties are governed primarily through Lamar County. Taxes and services may differ from those associated with an incorporated city. Subdivision covenants or homeowners associations may impose additional rules or fees.

The total tax bill depends on assessed value, exemptions and the applicable taxing districts. Before buying, request the most recent tax information for the specific parcel and ask whether the current owner’s exemptions affect the displayed amount.

Do not assume that the previous owner’s tax bill will be the same after the property changes ownership.

Flooding, Drainage and Insurance

Drainage and insurance should be evaluated property by property in both communities.

A home does not have to be located in a federally designated high-risk flood zone to experience standing water or drainage issues after heavy rainfall.

Before purchasing, buyers should:

The best way to compare the two is to tour properties in both communities on the same day. That allows you to experience the roads, distances, neighborhoods and surroundings while the comparison is fresh.
